Downtown Overland Park’s transformation reflects years of deliberate policy, infrastructure investment and public-private partnership. Since Vision Metcalf launched in 2008, the downtown subarea has generated more than $229 million in private investment, added 791 residential units and delivered more than 337,000 square feet of retail and office space. That foundation is now supporting nearly 300 local businesses, continued development interest and stronger activity throughout the district. Learn how planning decisions helped unlock investment, what current trends reveal, and what exciting projects are on the horizon for Downtown Overland Park!

Angie Mutti - Executive Director, Downtown Overland Park Partnership

Angie Mutti works closely with downtown businesses, property owners and community partners. She will share what current occupancy, business activity and market trends reveal about downtown’s momentum.

Jon Birkel - Director of Residential Development, Hunt Midwest 

Jon Birkel leads residential development projects in Kansas City and markets across the country, including multifamily, senior living and memory care communities. He will share a developer’s perspective on how housing investment, design and project execution can support downtown growth and long-term sustainability.

Janel Bowers - CEO, Friends of Johnson County Developmental Supports 

Janel Bowers leads efforts to expand inclusive housing and community opportunities for people with intellectual and developmental disabilities. She will discuss the organization’s planned downtown residential project and how new housing can support a stronger, more inclusive district.

Jack Messer - Assistant City Manager, City of Overland Park | Moderator

Jack Messer brings extensive experience in city planning, infrastructure and development. He will connect the policy decisions and public-private partnerships that helped position downtown Overland Park for continued growth.
